What are the different types of SDA available?

  • Specialist Disability Accommodation for very high support needs – Housing designed for people with extremely complex support requirements and physical impairments. This type of housing has highly specialised designs, equipment, and technology.

How is Supported Independent Living different from Specialist Disability Accommodation?SIL and SDA support people with disability, but in different ways. Supported Independent Living (SIL) provides the daily supports you need to be independent, while Specialist Disability Accommodation (SDA) provides specialised accommodation for people with high support needs.

SIL covers the supports that you need to live independently. This includes things like personal care, help with cooking and cleaning, transport support, and learning independent living skills. While many people access SIL while living with other NDIS participants, SIL funding is flexible and can be used in different types of homes, depending on what best meets your needs – for example, if you live at home with your family, alone in your own home, or in group accommodation.

Specialist Disability Accommodation covers the cost of living in an accessible home. It is intended for people with very high support needs, who require certain features to be independent. SDA includes different types of homes like buildings with accessibility features, robust housing, or homes with specialised equipment to meet high care needs. SDA funding is separate from the support services you can receive through the NDIS, and is only for housing. You can’t use SDA funding to pay for things like rent, utilities, discretionary items, or holidays.

Under the NDIS, participants can access both Supported Independent Living (SIL) and Specialist Disability Accommodation (SDA) funding. These two support streams aren’t mutually exclusive, and you may be eligible for both types of supports simultaneously.

Who can access Medium Term Accommodation?

Funding generally covers the cost of your accommodation for up to 90 days, and you will need to provide evidence that you have somewhere to move into at the end of the funding period. You may be able to access MTA funding if:

  • you are waiting for disability-related modifications to be done to your home
  • you are leaving hospital or an aged care facility, and you need somewhere to stay before transitioning into your permanent home
  • you are experiencing a disruption to your supports, and you are unable to live in your current home
  • waiting for a vacancy to become available in your permanent home (and you already have an offer for this place)
  • waiting for a new Specialist Disability Accommodation (SDA) build to be ready (and you already have an offer for this place)

Who can access Short Term Accommodation?
